Redfin’s predictions for the “hottest” Atlanta neighborhoods of 2017 can be summarized as follows:
“Westward Ho!”
The national real estate brokerage foresees Atlanta’s most sizzling section as being Adair Park this year — and the other top three neighborhoods aren’t far away.
Not coincidently, the Beltline’s three-mile Westside Trail is expected to open this fall.
In 2016, median sales prices climbed by nearly 6 percent across metro Atlanta, which is experiencing a three-year low in housing supply, according to a Redfin analysis distributed today. All of this bodes well for Adair Park, where median sale prices are still relatively low ($139,000) and homes are netting about 94 percent of list price, on average.
“Many homebuyers have been priced out of more established neighborhoods, but Adair Park is one of the last neighborhoods close to downtown where first-time homebuyers can still find nice homes in the $100,000 to $200,000 range,” Redfin real estate agent Victoria Hurd said in a release. “This neighborhood has also become really popular as more people have opted for car-free lifestyles; it’s right next to the West End MARTA rail station and has a Bike Score of 72, making transportation quick and easy.”
Redfin’s predictions were based purely on in-house data — recent growth in pageviews and favorites on their site — but the prophecies probably aren’t off base.
Rounding out the top three hot ‘hoods are Capitol View (No. 2) and West End/Westview, where homes (median sales price: $130,000) are fetching 100 percent of listing price, on average.
